Downtown Traverse City is very active. Real Estate activity is still pretty "level". "Units Sold" shows increase, however, "Volume Sold" has stayed lower. Craigslist listings have been swamped with junk mail thus far in 2010. There are some great deals to be had in the winter months in real estate. In the spring more homes will "hit the market". Typically, those homes that "hit the market" in spring will be more firm on pricing. How big is the bottom? Today's real estate market could be likened to reminiscing about your 3d grade bus driver in that no one knows how "big" (his or her) bottom was. However, whereas you don't care to know the anatomy of your 3d grade bus driver, you are hoping to foresee and understand the "anatomy" of this unprecedented market low as it relates to buying a home or helping someone buy a home.

There are indications that the market is reaching it's bottom. This means that home prices may not get any lower. When you consider that interest rates are at a 50 year low, now is unquestionably and unmistakably the time to "get off the fence". Foreclosure pricing has also affected the pricing of homes overall. Now we're seeing non bank owned (regular folks) pricing their homes more competitively and this is causing them to sell (their homes) in higher numbers than for example 6 months ago when they may have "hoped foreclosure home inventories would be decreasing". Although the number of foreclosure homes is not decreasing yet, we are seeing the stabilization of pricing which alludes to a possible bottoming of the market.

The "bottom" line is get your "butt" in gear or you may be kicking yourself in the "rear".
See all of the Traverse City, MI Real Estate listings, residential, homes, vacant land, waterfront and bank foreclosure properties! The firm, which operates throughout western and Northern Michigan, was ranked #46 of over 600 respondents with 6,672 closed sales units in 2008. This establishes them as the #3 Coldwell Banker Affiliate in the nation, and the largest Coldwell Banker Affiliate in the Eastern half of the county. Their unit ranking was echoed in the REALTrends 500, an annual research report which identifies the 500 largest brokers in the nation.

"We're very proud of the hard work our agents, staff and managers have put forth on behalf of our customers, especially in the face of recent market conditions" said Ken Schmidt, CEO of The Coldwell Banker Schmidt Family of Companies. "That we've experienced this kind of growth, and done it outside of the large metro markets in Southeast Michigan, is truly humbling. We've developed great offices in the best markets in the state, and all indicators point to these markets continuing to thrive in the long term, outperforming the balance of the state as Michigan's demographic and economic makeup transforms. These are the places where people want to live, and we're blessed to be able to live and work here ourselves."

Schmidt cited increased affordability, "incredibly low mortgage rates, and the $8000 home buyer tax credit" as major factors that were driving buyer activity, and noted that fewer new listings were coming on the market, an indication that area markets were beginning to tighten. "We're hearing from our agents that the best buys on the market are being snapped up quickly, and that the phones are really starting to ring" with buyer inquiries.

More information about the RISMedia Power Broker Report can be found by visiting www.rismedia.com. The REALTrends 500 Report can be found at www.realtrends.com.

The Coldwell Banker Schmidt Family of Companies is a fourth-generation, family-owned realty firm made up of three companies: Coldwell Banker Woodland Schmidt, serving the Western Lakeshore from Holland to Muskegon and beyond, Coldwell Banker AJS Schmidt serving the greater Grand Rapids area, and Coldwell Banker Schmidt Realtors serving Northwestern and Northern Michigan, including the UP. The company's website, www.cbgreatlakes.com boasts thousands of listings across Michigan.

About Coldwell Banker®

Since 1906, the Coldwell Banker® organization has been a premier full-service real estate provider. In 2007, Franchise Times magazine's prestigious Top 200 issue ranked the Coldwell Banker system No. 1 in real estate for the eighth straight year and 12th among franchisors in all industries. The Coldwell Banker System has approximately 3,600 residential real estate offices and 110,000 sales associates in 47 countries and territories. Coldwell Banker Real Estate LLC is a subsidiary of Realogy Corporation, a global provider of real estate and relocation services. This increases the likelihood that Congress will write an extension of the $8000 tax credit program into 2010 but of course there is no guarantee. Hopefully, lawmakers appreciate the tax credit program, currently slated to expire November 30, as a critical component in "saving and creating" jobs. The $8,000 tax credit for first-time homebuyers is scheduled to expire on December 1, 2009. However, in order to qualify, the transaction must be closed on or before November 30th, essentially leaving first-time buyers with less than 35 days to complete the process. At this point, this assumes a "Chinese Fire Drill" approach in order to take advantage of this program if you haven't already began the process. That represents about 29%. The better news is right now if you complete a search for foreclosure and bank owned homes in Grand Traverse County, there were only 74 such homes available as of June 12, 2009. That means that there is less than a 3 month supply of foreclosure/bank owned homes on the market today in Traverse City Michigan. With the number of foreclosures starting to perhaps taper off, there could be a chance that prices may begin to climb again in the near future. Please see below the diverse mix of foreclosures in Traverse City Mi:

<colgroup span="1"><col width="56" span="1"><col width="65" span="1"><col width="45" span="1"><col width="171" span="1"><col width="89" span="1"><col width="42" span="1"><col width="30" span="1"><col width="35" span="1"><col width="58" span="1"><col width="57" span="1"></colgroup> Jumping classes are commonly seen at horse shows throughout the world, including the Olympics. Sometimes shows are limited exclusively to jumpers, sometimes jumper classes are offered in conjunction with other English-style events, and sometimes show jumping is but one division of a very large, all-breed competition that includes a very wide variety of disciplines. Jumping classes may be governed by various national horse show sanctioning organizations, such as the United States Equestrian Federation in the USA. However, international competitions are governed by the rules of the Fédération Équestre Internationale (FEI).

noreply@blogger.com (Nicole J. This is a most prestigious annual event that spans several weeks during the summer in beautiful Traverse City in Williamsburg. The horse show events takes place at the Flintfields Horse Park. Horse Shows by the Bay attracts thousands of the nation's best horses and riders who compete within International Olympic disciplines of show jumping including dressage. There are even ranked events for show hunter and equitation rider! Interestingly, Horse Shows by the Bay is produced by Traverse City residents Dean and Alexandrea Rheinmeimer. They have over 20 years experience producing and managing equestrian events nationwide.

Horses and riders at the Horse Shows by the Bay are of the utmost best in the nations. The event carries the highest ratings possible governed by the United States Equestrian Federation. The event is also acknowledged by the World Championship Hunter Rider Awards Program, the International High Performance Hunter Derby Program, the United States Hunter - Jumper Association, the United States Dressage Federation and the Young Jumper Championship Program. The Horse Shows by the Bay hosts whopping 1,400 horses! Their owners and riders compete to win points towards national titles and year end awards. A staggering $385,000 dollars in prize money is awarded during the festival and at the last tally has brought more that $30 million dollars in tourism revenue to the Traverse City area.

More on where it all takes place: Flintfield Horse Park. Flintfield Horse Park is made up of 80 acres and is a complete horse show complex. It's located just off Bates Road about a half mile North of M-72 East in Acme Township. Flintfield is most impressive. Built specially to house the horse show, it was designed to accommodate more that 1,000 stalls, has 5 show rings, warm up rings, a wonderful spectator pavilion, offices, a lane for vendors and a very nice campground.
When and What: The shows start on Wednesdays and finish on a Sunday. There are featured events on the weekends which include: Grand Prix & Exhibitions, family day activities and charity fundraisers.

If you have never been...you really should consider spending the better half of a day browsing the Flintfield Horse Park during the Horse Shows by the Bay. Even if you have really never thought too much about horses, I bet you find yourself amazed with the magnitude of this event. It's really something else...
If you are looking for lodging while either participating or attending the Horse Shows, we have accommodated several attending guests. I'll always remember a story my Grandmother told he of her youth when she, her Mother and brother, lived in an upstairs apartment across from the Traverse City State Theatre. She was a young girl of 9 years old and explained the commotion that happened that day - the year was 1923 - the State Theatre had caught fire and burned. She explained of the intense heat that was radiated across the street and how hot the windows in her apartment became. Her mother feared they would shatter from the intense heat and instructed her not to touch or get near them.

During my years of growing up in Traverse City, the State Theatre was really the theatre of choice being downtown with its exterior lights which heightened any movie going experience. Sure there was the newly constructed cinema in Acme and the one that used to sit near where the current gas pumps are at Meijers, but they are both long gone now.

Early this last summer, I crossed paths with Allen Collard. In casual conversation upon meeting, he shared with me his passion of the State Theatre and all the areas he was involved with regards to volunteering his time to help organize future projects. Allen was searching to complete one of the last areas of the almost totally restored theatre. I told Allen, I know who will help. I explained my relationship with Angela & Mike Goodall, owners of Kitchen Choreography here in Traverse City. They are a team of very talented, service oriented, dedicated professionals who turn out among the finest custom kitchens & baths in Northern Michigan. A phone call later, the Goodalls made themselves available to meet with Allen, Nicole & I at the State Theatre to mull over the details and to brainstorm.

The Green Room - This is the area the performers use to ready for the stage. (Madonna - used it this last summer) Currently, it consists of a sparse plywood vanity running the length of a wall, a section of mirrors above that, a meager bathroom off to the side and very poor lighting. There is pipework running here and there across the ceiling and walls of painted brick from 1918.

As the busy summer season began to give way to slower paces and a shift of responsibilities, layouts were drawn and they produced 6 cabinets planned for the State Theatre's Green Room. Construction was started about 3 weeks ago and Mike has been very good with me...I always insist he double checks my measurements. We all know the saying "measure twice - cut once." These cabinets are being made from scratch. Planks of solid cherry and maple went into them. Its been a great learning experience for me...wood working has never been my thing. Mike Goodall who usually serves as one of his companies project managers, knows is his stuff when it comes to getting his hands dirty and cabinet making. I hadn't seen this part of Mike, he's very technically minded.

Our deadline is the beginning of this years Traverse City Film Festival staring July 28 - August 2nd, 2009. We believe we will be finished with time to spare. It's been great to be part of this process, I feel very fortunate to be part of it. As you work away measuring, cutting, fitting, sanding and seeing the cabinets take shape, you can only fall into the wonderment of the number of years, after we are no longer, that they will continue to serve the Traverse City State Theatre's "Green Room."

noreply@blogger.com (Nicole J.
